Edmonton Interior Decorator | Get the Look for Less | All Hale the Navy

You see an amazing photo in a decorating magazine and you ask yourself, "How can I get that look? And how can I get it for less?"

Here's the inspiration: a masculine, eclectic inspired living room. I'd estimate the original cost at $9695. That's quite a big chunk of change if you're redecorating an entire house.

While the items I selected are not identical replicas, overall it would still create the same masculine, eclectic look. My shopping around allowed me to create the look for nearly $6000 LESS!

Edmonton Interior Decorator | Top 10 Staging Tips | Selling a Home

You know those commercials with crazy stunt drivers, and they have the disclaimer: "Professional Driver on closed course...do not attempt at home." It is best to leave Home Staging and Real Estate transactions to the professionals, but if you MUST do it alone, here are my Top 10 Staging Tips to get your home sold.



1. De-clutter: It costs nothing and helps you prepare for your move-out day.

2. De-personalize & neutralize: Allow potential buyers to envision the property as their future home.

3. F.O.R.D: Fix or replace damaged items. Pay particular attention to sticky doors, drawers or windows.

4. Re-arrange furniture to maximize space and enhance flow through the rooms. It's no longer about how you use the space, but how the space can best be used.

5. Never leave a room completely empty. It will appear smaller than it actually is.

6. A fresh coat of paint is the perfect pick me up for any home. Always opt for light, neutral tones to appeal to the widest range of buyers.

7. Clear off all flat surfaces. This includes floors, table tops and counter tops. Accessories are ok. Clutter is not.

8. Smells that sell: Your house not only has to look fresh, it has to smell fresh. But it doesn't have to smell of Pinesol. Freshly baked cookies or bread always wins over the hearts and stomachs of buyers.

9. Let the sunshine in: Open your blinds or curtains to let the natural light in. And, if you have blankets of foil on your windows, bid them bye-bye!

10. Think hotel chic: White towels and bedding always look fresh, clean and inviting.

Edmonton Interior Decorator | Home Staging | Character Condo for Sale

Is your vacant property giving a ghastly impression?

This post is not for the faint of heart. Just teasing! I had the opportunity to list and stage a vacant foreclosure. Unfortunately, these opportunities are often overlooked by many REALTORS. From the business end, there's not a lot of money to be made, so corners tend to be cut. The property is often left "as is" -- that's why you see a lot of foreclosure listings WITHOUT photos.

But, I see these properties as the underdog. Sure, they are a great price, but do they need to be the ugly duckling? I say no way!

Look at this character condo transform into a swan with the right finishing touches: professional staging and photography.

Edmonton Interior Decorator | Home Staging | Downtown Condo

Vacant properties can be hard to sell. This spacious, upscale condo with a STUNNING river valley view sat on the market for 2 months. Despite the engineered hardwood floors, 1010+ sq feet and fully renovated kitchen and bathroom, it had just 6 visits and no offers. Why? Because the buyers could not see the potential.

With just a small budget, and a few strategic accessories, we were able to give this 2 bedroom condo a "lived in" look.
